- Removal of all redundant plumbing pipework and waste connections back to the main supply and stack, ready for new first fix installation
- Stripping of all redundant electrical wiring, light fittings, and extractor fan ducting to prepare for the new electrical layout
- Disposal of all waste materials and old fittings responsibly via licensed waste carrier, including skip hire and site clearance
- Wall preparation — all walls checked for plumb and flatness, with any defects repaired using bonding and multi-finish plaster to achieve a smooth, level surface suitable for large format tile installation
- Where required, walls re-boarded with moisture-resistant plasterboard and dot-and-dab adhesive to create a perfectly flat substrate for the 600x1200mm large format tiles
- Floor preparation — existing floor surface assessed and levelled using flexible self-levelling compound to ensure a perfectly flat base, critical for large format floor tiles to avoid lippage
- Ceiling preparation — existing ceiling repaired or replaced with moisture-resistant plasterboard where necessary, skimmed with two coats of multi-finish plaster, and provisioned for recessed downlight positions and extractor fan outlet
- First fix plumbing — new hot and cold water supply runs in copper and push-fit pipework routed to the new shower valve, basin, and toilet positions, with isolation valves fitted at each point for future maintenance access
- Waste plumbing installation with correct falls and gradient for the shower tray, basin vanity unit, and back-to-wall toilet, using solvent-weld waste pipe for leak-free performance
- Soil pipe connection checked, cleaned, and renewed where required to accommodate the back-to-wall toilet pan outlet position
- First fix electrical work — new radial circuit for the bathroom with RCD protection at the consumer unit, in full compliance with BS 7671 18th Edition wiring regulations

- Large format tile installation required specialist handling — each tile weighing approximately 12kg, requiring suction cup lifters and precise spacer placement to achieve consistent 2mm grout joints across the entire bathroom
- All tile cuts made with a professional wet tile cutter and angle grinder with diamond blade for clean, accurate cuts around pipework, valve bodies, shower fixings, and electrical outlets
- Floor tiling with matching Stonehouse Studio Tulsa Turquoise Oxide 600x1200mm tiles, laid with staggered joints and levelling clips to eliminate lippage across the full floor area
- Grouting of all wall and floor tiles with a colour-matched flexible grout rated for wet areas, ensuring consistent joint width and a smooth, sealed finish throughout
- Second fix plumbing — connection and commissioning of the shower valve and diverter, rainfall showerhead, hand shower, basin mixer tap, and toilet cistern, with full testing of hot and cold supplies, water pressure, and drainage flow
- Installation and levelling of the wall-hung vanity unit with concealed bracket fixings, ensuring the unit sits perfectly flush against the tiled wall with no gaps
- Back-to-wall toilet pan and concealed cistern furniture unit installed, connected to the soil pipe, and tested for correct flush operation and seal integrity
- Second fix electrical — wiring and connection of all recessed ceiling downlights, ceiling-mounted extractor fan, heated towel rail thermostat or timer switch, and LED mirror power supply, including full earth bonding and circuit testing
- Crittall-style black framed walk-in shower enclosure panels measured, positioned, and securely fixed to the tiled walls and shower tray using the manufacturer’s mounting brackets, with all glass edges sealed
- Heated towel rail mounted securely to the tiled wall using heavy-duty fixings rated for the tile and substrate, connected to the fused spur, and tested for correct operation
- LED backlit mirror mounted at the correct height above the vanity unit with concealed fixings, connected to the electrical supply, and tested for all lighting modes
- Silicone sealing throughout — all joints between tiles and sanitaryware sealed with premium mould-resistant sanitary silicone in a colour-matched finish, including shower tray perimeter, vanity unit-to-wall junction, toilet base, and all tile-to-fitting interfaces
- Ceiling painted with two coats of moisture-resistant brilliant white bathroom paint for a clean, bright finish

- Full system commissioning — all plumbing tested for leaks under mains pressure, hot water temperature verified, all electrical circuits tested and certified with Part P documentation, extractor fan airflow checked, and heated towel rail operation confirmed
- Final snagging inspection covering every detail — tile alignment, grout consistency, silicone neatness, fixture operation, glass panel alignment, and overall finish quality
- Professional deep clean of the entire bathroom including all tiles, glass panels, fixtures, and chrome/matt black surfaces, removal of all protective coverings, and formal handover to the client with product care guides and warranty information
This beautiful bathroom renovation in Isle of Dogs, East London is a showcase of contemporary industrial design executed with precision craftsmanship. Our client wanted to move away from the typical white-and-chrome bathroom aesthetic and instead create something bold, characterful, and distinctly modern — a space that felt more like a boutique hotel than a standard residential bathroom.
The centrepiece of this design is the Stonehouse Studio Tulsa Turquoise Oxide large format tile, used across both walls and floor in a striking 600x1200mm format. These porcelain tiles feature a stunning metallic oxide patina with subtle turquoise and rust tones that shift beautifully under different lighting conditions, creating an ever-changing industrial backdrop that feels both raw and refined.
To complement the dramatic tiling, we specified a Crittall-style black framed walk-in shower enclosure that brings an architectural, warehouse-conversion quality to the space. Paired with dark walnut wood-effect furniture, matt black fixtures throughout, and carefully positioned LED lighting, the result is a bathroom that makes a genuine design statement.

Full Re-Plumb & Drainage
Complete re-plumb with new hot and cold supplies, isolation valves at every fixture, and correctly graded waste pipework. Shower valve, basin, and back-to-wall toilet all connected and pressure tested.
Electrical & Lighting
New dedicated bathroom circuit with RCD protection. Recessed IP65 LED downlights, heated towel rail connection, LED mirror supply, and extractor fan all wired, tested, and Part P certified.
Walk-In Shower Installation
Full waterproofing and tanking of the wet zone, low-profile shower tray bedded and levelled, followed by the Crittall-style black framed glass enclosure panels precisely fitted and sealed.
Furniture & Fixture Fitting

Design Concept: Industrial Elegance
The design philosophy behind this Isle of Dogs bathroom renovation draws heavily from the industrial heritage of London’s Docklands area. Isle of Dogs has undergone a remarkable transformation from working docks and warehouses to one of London’s most desirable residential areas, and this bathroom pays homage to that character with a carefully curated industrial aesthetic.
The Tile Selection
The Stonehouse Studio Tulsa Turquoise Oxide tile was the starting point for the entire design. These large format 600x1200mm porcelain tiles mimic the appearance of weathered, oxidised metal — think aged copper, patinated steel, and verdigris — but with all the practical benefits of modern porcelain. They are completely waterproof, frost-proof, stain-resistant, and require zero maintenance beyond normal cleaning.
By using the same tile on both walls and floor, we created an immersive, enveloping effect that makes the bathroom feel like a single cohesive space rather than a collection of separate surfaces. The large format means fewer grout lines, giving a more seamless and premium appearance. Each tile is subtly different in its oxide patterning, so the overall effect is organic and natural rather than repetitive.
The Crittall Shower Enclosure
The black framed Crittall-style walk-in shower enclosure is the architectural centrepiece of the room. Inspired by the steel-framed windows found in converted warehouses and industrial buildings, this enclosure features a bold matt black grid pattern that contrasts dramatically against the turquoise oxide tiles. The walk-in design eliminates the need for a door, creating an open, accessible shower space that feels generous even in a compact bathroom.
Warm Wood Accents
To prevent the industrial palette from feeling cold, we introduced dark walnut wood-effect bathroom furniture — a wall-hung vanity unit with soft-close drawers and a matching back-to-wall toilet unit. The warm timber tones create a beautiful contrast against the cool metallic tiles and black hardware, adding an organic warmth that makes the space feel inviting and comfortable. The wall-hung vanity also keeps the floor tiles visible, enhancing the sense of space.
Matt Black Hardware
Every fixture and fitting — from the basin mixer and rainfall showerhead through to the heated towel rail and shower waste — was specified in matt black to maintain the industrial theme. The consistency of finish across all hardware creates a polished, considered look where every element feels intentionally chosen rather than arbitrarily matched.
Lighting Design
The LED backlit mirror provides a soft, even glow that beautifully illuminates the oxide tile textures behind it, creating a focal point above the vanity. Recessed ceiling downlights provide bright task lighting when needed, while the overall effect of the warm LED tones against the cool turquoise tiles creates a moody, atmospheric quality — particularly in the evening.
